GROUNDS MAINTENANCE LABORER

Golf Course Equipment Operator
Full Time
$17.00 hourly
Full-time position, Benefit eligible after 60 days
Position Summary
Under the supervision of the Golf Course Superintendent, Assistant Superintendent, Lead Operator or Foreman, performs work involving the use of large equipment including tractors, loaders, trenchers, backhoes, trucks and other maintenance equipment. This operator need to have golf course experience and can operate all equipment.
Major Responsibilities: ·
Mow fairways, roughs, tees, greens, approaches and rakes bunkers.
Operate turf vac, skip-loader, fairway and rough aerifier, boom sprayer, top dressers and fertilizer spreaders.
Perform other duties as directed by his/her supervisor.
Ensure that the equipment cooling system is working at all times; refill fuel and oil daily; clean equipment daily and report equipment problems or failures to Equipment Manager immediately.
Provide basic preventive maintenance on equipment as directed by the Equipment Manager and return all equipment to the designated location at the maintenance facility.
Operate smaller equipment as directed by his/her supervisor.
Water and fertilize tees, greens, fairways and roughs.
Change cups, move ropes and signs.
Operate all equipment listed under Operator II level.
Community Association Manager
Regular Full-Time position, benefit eligible after 60 days
Job Summary: Preparation of budgets, coding and approval of invoices, facilitate contract solicitation, assist Association Boards in the maintenance, repair, and replacement of village common area facilities and operation functions per Florida Statutes. Assistance with the preparation of Year End Financials, attendance at Annual Meetings, including taking minutes. Inspect villages and issue violation letters. Understanding of Declarations and Bylaws of the Associations, Harbour Ridge Property Owners Association, Inc., the Master Association, (HRPOA), and Harbour Ridge Yacht & Country Club (Club). Prior experience in a Residential Club Community environment is helpful.
Essential Duties and Responsibilities include the following but are not limited to:
PERFORMANCE RESPONSIBILITIES:
1.Facilitate maintenance, repair, replacement, upkeep and preservation of the common areas owned by the Associations.
2.Advise the Association Boards and owners of Units/Lots of the need to comply with all pertinent laws, statutes, ordinances and rules of the appropriate governmental authorities having jurisdiction and advise of any violations.
3.Advise Owners of any need to comply with Declaration, Articles of Incorporation, Bylaws of the Association and Master Association and applicable rules and regulations in connection with the operation of the Community.
4.Subject to the direction of the Association Board and consistent with the Association budget, solicit contracts on behalf of the Association.
5.Solicit vendor bids for various projects such as pavers, lighting, major repairs, etc. for all villages.
6.Coordinate exterior condominium repairs, village painting, condominium roof repair/replacement, pool renovations, asphalt repairs, etc.
7.Retain and engage, as needed, at the Association Board’s direction, approval and expense and as agents of the Association, such attorneys, accountants, insurance consultants, tax consultants and other experts and professionals, whose services the Association may reasonably require.
8.Prepare and send, as needed, all letters, reports and notices as may be reasonably requested by the Association Board, and attend budget meetings and annual membership meetings and file minutes thereof, which minutes shall be prepared and recorded by HRPOA as the designee of the Association.
9.Perform monthly routine visual property inspections and make recommendations to the Association Board of Directors as to maintenance and improvements to the Common Areas.
10.Prepare and distribute violation notices regarding dirty roofs and driveways, improperly stored garbage containers, overnight parking and open garage doors.
11.Respond to member/board inquiries by phone and email in a timely manner.
12.Review and approve association invoices weekly.
13.Review and approve POA intercompany invoices for villages on a monthly basis.
14.Review village quarterly statements with Harbour Ridge Accounting.
15.Prepare, annually, a suggested operating budget for the Association setting forth an itemized statement of anticipated receipts and disbursements based upon the then current schedule for assessments and taking into account the general condition of the Association. Said budget, together with an explanatory statement, shall be submitted to the Association for final approval. The budget shall serve as the supporting document for the schedule of assessments.
16.Annually review contracts for elevator maintenance, garbage collection, pest/termite control, insurance premiums, etc. for the coming year.
17.Finalize Year-End Financials, including reserve schedules.
18.Review 1120-H Tax Returns for villages.
19.Update Florida Not for Profit Corporation Annual Report with new board members and positions.
20.Notify banking institutions of Board members (President and Treasurer) and any changes to those positions.
21.Update village board rosters, village residents, and renters in CAM files.
22.Oversee inspection of 15 pools; follow up annually on pool contractor licensing and contracts, notifying vendors of outstanding items, providing direction and recommendations.
23.Review luxury condominium elevator licenses.

Job Summary: Handle customer inquiries both in person and on the phone, and provide information and assistance to members, staff and guests per established procedures. Welcome incoming members and guests as they enter the spa, in a warm and friendly manner at all times.
Essential Duties and Responsibilities include the following, but are not limited to:
1.Provide immediate attention to all members/guests upon their arrival to the Spa with a friendly and positive attitude. Greet and bid farewell properly by name to all Club members and guests by smiling and making eye contact.
2.Assist callers with information requested. Forward calls to the appropriate party and/or take messages.
3.Keep the front desk area of the spa clean and tidy, all product fronted and organized at all times.
4.Answer inquiries both in person and by phone in regards to services and products offered.
5.Schedule members for requested services.
6.Escort potential members through the facility giving them an overview of all provided services.
7.Serve as a department point person for the point of sale system.
